1. About Zim Estates
Zim Estates (zimestates.co.zw) is operated by Crossbow Digital, Gweru, Zimbabwe. We provide a property listing marketplace that connects buyers, renters, agents, and developers. We are not a real estate agency, we do not hold an Estate Agents Council (EAC) license, and we do not act as agent or principal in any property transaction. We connect parties directly and do not handle funds or take commission.
2. Eligibility
To use Zim Estates you must be at least 18 years old. Agents listing properties on behalf of clients must hold a valid EAC license. By using the platform you confirm that the information you provide is accurate and truthful. We reserve the right to suspend or terminate accounts where false information is discovered.
3. KYC verification requirement
All sellers, agents, and developers must complete KYC verification before listing any property. Verification requires a valid Zimbabwean National ID and a selfie. Buyers are not required to verify to browse or submit enquiries, but verification may be required for certain features. False or fraudulent verification submissions will result in permanent account suspension and may be reported to the Zimbabwe Republic Police.
4. Listing rules
All listings must be accurate and represent a genuine property available for sale or rent. The lister must have legal authority to sell or rent the property. Duplicate listings of the same property are prohibited. Stolen or misleading photos are prohibited and will be detected by our reverse image search system. Listings must include accurate pricing. Price manipulation or bait-and-switch pricing is prohibited. We reserve the right to remove any listing that violates these rules without notice.
5. No commission and no agency
Zim Estates is a listing platform only. We do not act as your agent. We do not negotiate on your behalf. We do not hold deposits or purchase prices. All financial transactions are conducted directly between buyers and sellers or their conveyancers. We strongly recommend that all buyers use a verified conveyancer before paying any money.
6. Prohibited conduct
The following conduct is strictly prohibited on Zim Estates: Listing properties you do not have authority to sell or rent. Collecting deposits from multiple buyers for the same property. Using stolen or AI-generated property photos. Impersonating a licensed estate agent. Creating fake KYC documents. Contacting other users for purposes unrelated to property transactions. Attempting to circumvent our verification or security systems. Harassment of other users or our staff.
7. Fraud reporting and enforcement
We take property fraud seriously. Any user may report a suspicious listing using the Report feature. We investigate all reports within 48 hours. Listings under investigation may be temporarily suspended. Confirmed fraudulent listings will be permanently removed. Accounts found to have engaged in fraud will be permanently banned and their details may be shared with law enforcement.
8. Limitation of liability
Zim Estates provides a platform for connecting parties. We do not verify the accuracy of all listing information beyond our KYC and photo checks. We are not liable for any loss arising from transactions between buyers and sellers, including but not limited to deposit losses, failed transfers, or fraudulent sellers. We strongly recommend using a verified conveyancer for all property purchases. Our maximum liability to any user is limited to the amount paid to us in the 12 months preceding the claim.
9. Intellectual property
The Zim Estates brand, logo, platform design, and code are the intellectual property of Crossbow Digital. Photos uploaded to listings remain the property of the uploader but grant Zim Estates a non-exclusive licence to display them on the platform and in marketing materials. You may not scrape, copy, or reproduce any part of the platform without written permission.
10. Governing law
These Terms of Service are governed by the laws of Zimbabwe. Any disputes arising from the use of this platform shall be subject to the exclusive jurisdiction of the courts of Zimbabwe. If any provision of these terms is found to be unenforceable, the remaining provisions shall continue in full force.
11. Changes to these terms
We may update these Terms of Service from time to time. We will notify registered users of material changes via email or SMS at least 14 days before they take effect. Continued use of the platform after that date constitutes acceptance of the updated terms.
