Find a conveyancer in Zimbabwe

A conveyancer is a specialist property lawyer who handles the legal transfer of property from seller to buyer. Without one, your transaction is not safe.

How property transfer works in Zimbabwe

Agree on a sale
Buyer and seller sign an offer to purchase. This is the legally binding agreement, make sure it covers price, conditions, and transfer date.

Appoint a conveyancer
The seller typically appoints the conveyancer, but both parties must agree. The conveyancer works for the transaction, not one side.

Deeds Office search
The conveyancer conducts a search at the Deeds Office to confirm the seller has clean title, no outstanding bonds, and no caveats or restrictions.

Transfer documents prepared
The conveyancer prepares transfer duty returns (ZIMRA), deed of transfer, and all supporting affidavits. Both parties sign.

Lodge at the Deeds Office
Documents are lodged and examined. Once passed, the property is registered in the buyer's name. The process takes 2 to 8 weeks from lodgement.

Keys handed over
Once registered, the conveyancer confirms transfer to both parties, releases funds to the seller, and the buyer receives title.

Protect yourself: what to watch for

  • !Never pay a deposit directly to a seller before a Deeds Office search confirms clean title.
  • !Do not trust screenshots of title deeds, only your conveyancer can verify authenticity via the Deeds registry.
  • !Beware of power of attorney transactions where you never meet the registered owner.
  • !If a deal is available only this week, that is a red flag. Legitimate sellers are not pressuring you.
  • !Confirm your conveyancer's legal registration with the Law Society of Zimbabwe.
